HOW DO I CHOOSE A CUSTOM BUILDER?
Selection of a builder is the most important of a long list of decisions that will be required. The builder, more than any single person, will determine whether or not your experience is rewarding and relatively hassle-free. Experts suggest that you keep these factors in mind:
• Customer satisfaction. Visit homes the builder has completed and talk to the owners. Are they happy with their
homes, and most important, would they buy another home from the same builder?
Proper licensing. Is the builder a state-registered or state-certified contractor, licensed by the State of Florida? You can double check by calling the Florida Department of Professional Regulation at (904) 727-6530 or by visiting www.myflorida.gov/dbpr. You can also check with the Florida Construction Industry Licensing Board, which keeps records of complaints filed against builders.
Specific expertise. If you're interested in a particular style of hometraditional, contemporary, Mediterranean, Old World, French, Colonial-then look for a builder who has experience in that architectural genre. Although most builders are proficient in an array of styles, some have a special affinity for one look over another. An expert on Mediterranean homes, for example, will be better equipped to make suggestions on appropriate designs, materials and finishes.
Personal compatibility. You and the builder will be in close contact for many months. Is the builder someone with whom you feel comfortable? Is the builder's personality open and up-front? Do you feel that you can express your concerns
and that they'll be acted upon? All the ingredients of any good relationship-trust, communication and compatibility-need to be present.
Once construction starts, what's my role? The builder isn't the only team member with responsibilities. You'll need to do several things to make sure the job goes smoothly:
Make product selections on schedule. You'll have a timetable for selecting such items as windows, plumbing fixtures, lighting, flooring and roofing-and you should adhere to it. Many products can hold up an entire project if they aren't delivered at a certain time during the construction process.
Stick with your budget. Try to avoid after-the-fact changes and expensive substitutions. If you see something you really want but didn't budget for, write down the make and model number and wait to buy it until you see if you're under budget in other areas.
Maintain realistic expectations. The best custom builders are detailoriented perfectionists who set extraordinarily high personal standards for their work. But they need to know what your expectations are to make certain there isn't a disconnect. Communication is, after all, a two-way process.
